TKDA designed this new two-story general office building which accommodates up to six tenants on each floor. The building, which was designed to include many LEED attributes, uses sun screens and louvers to block summer sun and let in winter sun. Taking into account the yearly path of the sun, the 30,000 SF building includes vertical exterior elements aimed at reducing the sun’s intrusion into the office space. Landscaping was also taken into consideration when reducing the sun’s rays. An onsite infiltration pond filters water from the roof drains and parking lots prior to entering the city sewer system. The design team re-used the existing basement for mechanical/electrical systems. The 2035 Plaza was one of the first office buildings in the State of Minnesota to be designed with the Citimulti HVAC system.
